What’s the big issue for Asset Owners?
Asset owners and clients are asking about BIM’s cost benefits for facilities management and if will it make the operation and management of buildings safer, more efficient?
There is a general consensus that clients are not seeing a lot of the cost benefits of BIM per se as they seem to apply at design and construction stages.
BIM’s role in asset management
After construction, the model, known as the Asset Information Model (AIM), will go through changes within the Common Data Environment (CDE), which will be managed by the Asset Owner or Facilities Management. These may be triggered by events such as; maintenance work, repairs, refurbishments or upgrades, replacement, decommissioning, risk assessments, performance evaluations, and changes in ownership.
Owners are able to digitally record real-time asset performance like energy performance assessment, condition sensing and monitoring and assist supporting information including specifications, O&M manuals and health and safety information.

Public sector facilities managers will need to be up to speed as the Government requires fully collaborative 3D BIM (with all project and asset information, documentation and data in electronic form) on all public sector projects since April 2016.
